The occupation of housing has been a recurring media theme in recent years, generating a perception of insecurity that, in many cases, does not correspond to statistical reality. The viralization of specific cases, especially through social networks and digital media, has fueled the narrative of fear, causing excessive concern, especially among international buyers who reside outside of Spain and follow the news from a distance.
What the data says
However, official data provide a very different picture. According to figures from the Ministry of the Interior, cases of occupancy represent only 0.15% of total housing in Spain, a marginal figure that reflects the low real incidence of the phenomenon. Even more important, the vast majority of these cases are concentrated in particularly vulnerable areas, in abandoned buildings, unmaintained buildings or properties that belong to banks and investment funds. That is, in contexts far removed from the prime housing profile.
Furthermore, Madrid is not among the regions most affected by occupancy, much less in its districts with the highest real estate value. In neighborhoods such as Salamanca, Retiro or Chamartín, there are no registered cases.
High-value properties: an off-the-radar profile
High-value homes are under the usual radar of illegal occupancy. Buildings with a doorman, surveillance, security cameras, concierge service or daily management, and with the constant presence of neighbors, offer a safe and controlled environment. In addition, many communities have access control systems and quick action protocols, allowing for immediate detection of any intrusion attempts.
